California Home Disclosure Review Checklist

A disclosure packet can contain several documents, dates and sources of information. Buyers and sellers in Encino, Tarzana and Sherman Oaks can use a simple document log to keep the packet organized and make unanswered questions visible.

The California Department of Real Estate’s disclosure booklet covers common statutory disclosures and cautions that obligations can change. It is general information, not a determination of which forms, exceptions or deadlines apply to your transaction. Confirm those details with your agent and a qualified attorney where needed.

Start with an inventory of documents received

Record the document name, property address, date, version and person who provided it. Keep updates with the earlier version so a change can be identified and discussed. A signature or receipt acknowledgment should not be treated as a substitute for reading the material and understanding the action requested.

The DRE’s homebuyer resource discusses documents such as the Transfer Disclosure Statement, agency disclosures and preliminary title information. Your packet may differ depending on the property and transaction. Ask for an explanation of each item rather than assuming a standard list is complete.

Connect a statement with the question it raises

A question log for the documents in your transaction
Document or observation Question to record Follow-up
Reported repair or improvement What information is available about the work and its timing? Relevant invoices, permits or professional clarification.
Inspection observation How does the report relate to the information already supplied? Inspector explanation and any recommended additional review.
Association or shared-property information Which responsibility or arrangement needs clarification? Specific association records and the appropriate contact.
New or changed information What changed, and which decision does it affect? Updated document, date received and professional guidance on next steps.

Read disclosures alongside inspections and records

A document packet, a property tour and an inspection provide different kinds of information. Keep them together in your research, but do not assume that one replaces the others. Mark an inconsistency precisely so the person answering can address the actual issue.

For building and improvement questions, start with available records through LADBS PRISM. A records search can create further questions; it does not establish every aspect of the property’s current condition or determine what a party is legally required to disclose.

Use the inspection planning guide to organize technical follow-up. For a condominium, also review the HOA and property checklist.

A seller’s preparation folder

Gather the records that help explain the property: maintenance history, improvement documents, available permits, association information and prior reports relevant to the questions being asked. Keep an explicit list of information you need help locating or explaining.

Discuss completion of the required documents with your agent and obtain legal guidance for uncertainty about obligations. Avoid guessing at an answer simply to finish a form. Identify what is known, what is documented and which question requires further advice.

Common disclosure review questions

Does this checklist identify every required disclosure?

No. The relevant forms, duties, exceptions and timing depend on the transaction. Ask the professionals involved to identify and explain the requirements that apply.

What if a document conflicts with what I saw?

Record the exact statement and observation, then ask for clarification. Keep the response with the document and discuss whether further records or specialist review are appropriate.

What if new information arrives late in the process?

Bring it to your agent promptly and ask how it affects the next decision and applicable timing. Do not assume a general online description determines your contractual choices.

The escrow process checklist helps keep document questions connected with the transaction’s actual milestones.
