The price of a home and the cost of owning it answer different questions. A useful budget for an Encino, Tarzana or Sherman Oaks property separates purchase cash, recurring bills, irregular expenses and work you may choose or need to investigate after moving.
Use your own lender documents, insurance information, association records and property-specific estimates. A seller’s previous expenses or a nearby home’s budget may not reflect your financing, use or responsibilities.
Keep four budget categories separate
- Purchase cash: the funds and transaction costs identified for your purchase, with the relevant professionals explaining the figures.
- Recurring payments: costs expected on a regular schedule, with the payment frequency recorded.
- Irregular ownership costs: work or bills that do not occur evenly every month.
- Planned projects: improvements you are considering, with estimates and assumptions kept separate from confirmed commitments.
Record the source and date of every figure. Mark whether it is a document amount, a professional quote, historical information or a placeholder that still needs investigation.
A property-specific ownership-cost worksheet
| Cost area | Information to obtain | Question to clarify |
|---|---|---|
| Financing | Your lender’s payment and cash-to-close information. | Which components are included and which can change? |
| Property taxes | Property-specific information from the county and transaction professionals. | Which annual or supplemental bills need separate planning? |
| Insurance | Coverage documents or a current property-specific quote. | What coverage, deductibles and additional arrangements are proposed? |
| Association costs | Applicable dues, available financial records and known work information. | What is included, and what questions remain? |
| Utilities and services | Provider information and estimates relevant to your use. | Which services are separate and how could your use differ? |
| Maintenance and repairs | Inspection follow-up and scoped professional estimates. | Which items need investigation now and which are ongoing upkeep? |
| Future projects | Written project scope, assumptions and timing. | What is optional, uncertain or dependent on approval? |
Investigate tax bills for the new ownership situation
Los Angeles County’s new property owner guidance explains annual and supplemental tax bills. A supplemental bill is additional to the annual bill, and the county states that supplemental bills are sent to the owner even when there is a lender impound account. Ask the county and relevant professionals how to plan for your actual circumstances.
Do not assume that a seller’s prior tax bill predicts every bill under your ownership. Keep the parcel information, relevant notices and questions together. Direct tax-treatment questions to a qualified tax adviser.
Convert payment timing without hiding it
A monthly planning allowance can make an annual expense easier to compare, but it does not change the bill’s actual due date. For example, an invented annual expense of $1,200 corresponds to $100 per month in a simple planning worksheet. You would still need the actual funds available when payment is due.
Keep both the planning period and the payment schedule visible. Distinguish a reserve you choose to set aside from a bill or contractual payment. Avoid counting the same tax or insurance amount twice if it already appears in the payment components supplied by your lender.
Test property differences and unresolved costs
Compare how responsibilities differ between a condominium and a detached home, or between a property with extensive landscaping and one with less outdoor upkeep. Identify the roof, systems, pool, drainage or other questions that need property-specific review before a maintenance assumption is used.
Use the insurance checklist, inspection guide and renovation worksheet to collect better inputs.
Common ownership-budget questions
Is the mortgage payment the full monthly cost?
Ask exactly what the quoted payment includes, then record the other responsibilities that apply to the property. A household budget should reflect your actual use and circumstances.
How much should I reserve for repairs?
Start with the property’s condition, inspection follow-up and scoped professional estimates. A universal percentage cannot establish what a particular home will need or when.
Can I use this worksheet for a rental property?
Use a separate operating model that reflects the proposed use and its professional requirements. The investment-property guide explains how to keep income and expense assumptions visible.
