California Home Insurance Buying Checklist

Insurance is an address-specific part of a home purchase. Start the conversation while you are evaluating the property, so questions about availability, coverage and lender requirements are identified before the next transaction decision.

The California Department of Insurance’s residential resources provide shopping tools and information for homeowners and condominium coverage. Use a licensed insurance professional to explain the options and terms applicable to your property and intended use.

Give the insurance professional a useful property brief

Share the address, property type and planned occupancy accurately. Ask what additional information is needed about the building, roof, systems, improvements or other features. For a condominium, clarify what association insurance information the professional needs to compare with the coverage you are considering.

  • Ask whether the information supplied is sufficient for a quote or whether further review is needed.
  • Identify the person who will explain the policy terms and any conditions.
  • Tell the professional about a proposed rental use, accessory dwelling unit, renovation or other planned change.
  • Ask how long quoted information remains applicable and what may change before coverage is effective.

Compare the coverage discussion, not only a premium

Use the policy documents and your professional’s explanation
Topic Information to record Question to ask
Property and use Address, building details and the occupancy described in the quote. Does this reflect the actual property and intended use?
Coverage and exclusions Relevant policy sections and any separate coverage discussed. What losses or situations would require another arrangement?
Limits and deductibles The amounts and conditions explained by the professional. How would these apply in the scenarios that concern me?
Timing and requirements Outstanding review, effective date and lender communication. What must be confirmed before the next transaction milestone?

Ask specifically about gaps and additional policies

A policy label does not explain every coverage term. Ask the insurance professional which documents describe the protection proposed, what is excluded and whether additional coverage should be considered for your circumstances. Keep the written quote and the explanation together.

CDI describes the California FAIR Plan as an option to explore after a diligent search in the traditional market and explains that its coverage differs from a traditional homeowners policy. Ask a qualified insurance professional to explain any FAIR Plan, Difference in Conditions or other arrangement being proposed; do not treat them as automatically equivalent.

Coordinate the insurance discussion with the purchase

Ask your lender which insurance information it needs, when it needs it and who should provide it. Keep unresolved property questions visible in the transaction plan. An early quote should not be treated as confirmation that every underwriting, coverage or lender question has been settled.

Use the ownership-cost worksheet to record your property-specific estimate. If the home will have a different use, discuss it through the investment-property planning guide as well.

Questions to resolve before relying on an estimate

Can a neighbor’s policy tell me what mine will cost?

Use your own property information and professional quotes. A nearby address or the seller’s previous arrangement does not establish the terms available to you.

Does a condo association policy answer every question?

Ask an insurance professional to review the available association information alongside your unit, belongings and circumstances. Clarify the responsibilities and coverage questions that remain.

Where can I find official shopping help?

CDI’s residential insurance shopping tips link to consumer tools and explain ways to continue a coverage search.
